“We hereby certify that we have carefully examined the records in the Office of the Clerk of the Court for the County of Fairfax, Virginia since the year 1875, as same are disclosed by the indices thereto, and in our opinion Virginia Ada Hogan and Frederick Hogan, husband and wife, hold a good fee simple title to the property described in the caption hereof, having acquired same by deed date April 30, 1931, from Clara Adams, duly recorded among the Fairfax County land records, subject to the following:
1) There is an old tax bill in Book 1, page 110 . . . uncollectable. There are two delinquent entries in Tax Book 2, pages 252 and 408 for years 1909 and 1912 in the name of Shorts amounting to approximately $9.00.
2) 1929 and 1930 taxes are reported paid
25 February 1935 Clara Adams, widow, to Richard L. Ruffner and Mary E. Ruffner $10 for tract of land.
24 Aug 1943 Clara Adams sells parcel of land to Luther Mills and the trustees of the Oakland Baptist Church. Alexandria, Virginia Land Records 413-172
Purchase price was $1,000. Trustees in 1943 were: S.T. Moore, Richard Nelson, Charles Pearson, Douglas Johnson, George Butler, James Lewis, Sr., and A. Henry.

“(2) Examiner calls attention to the fact that in the Walter Smith description in the conveyance from Amanda Clark to him, being in Liber V-10-142, and adjoining the property above described, the east line of the Smith property, which in the west line of this property, is referred to as running along ‘the line of the old graveyard.’ There is no notation on the records of the creation of any graveyard rights but it is possible that old family graves may thereby be located on this parcel and the rights therein would have to be respected.”
